Daylight Savings Time

Is here. Tonight!!!!!! While the wind is howling we’re all looking forward to spring. What a winter! The housing market is showing a little pickup but the weather other than last weekend has been holding us up. Health day is March 30th at East Ridge Middle School from 9 - 1. Toll Bros. is finally sold out here in town and currently I have one resale available for rent/sale.

Year End

For 2009 we had 220 homes sell and 43 condos. In Redding there were 70 homes sold last year ranging from $168,000 to $2,300,000. Tax credit are extended until 6/30/10.

Our Schools Make the News Again

Ridgefield Schools were awarded a silver medal this week as one of the best 12 high schools in the state.

The new tax credit has been extended and updated through April 2010. Feel free to email me for any additional information on it.

The extended and expanded tax credit will contain the following provisions: $8000 All homebuyers (you have to have lived in your home for seven years) Income $125 for single and $225,000 for joint filers. Extended to April 30,2010. This bill is expected to be voted on today.

A question that people often ask – Why do some homes spend up to 200 days on the market?

I’m sure you’ve heard it happened to somebody you know. A person lists a home for sale and it sits on the market for a very long time. Why is this? While there is no one answer for every solution, in 90% of the cases it’s the seller’s inability to accept the reality of the current real estate market.

It’s a blow to your ego to realize that your home is not worth what you think it is. You’ve put a lot of work and love into it and naturally you want to receive top-dollar. But with market fluctuation, your home may have been worth more last year and less this year. Sometimes it’s all a matter of timing. The buyer base just may not be there right now.

In such a situation, it’s dangerous to leave your home on the market at the higher price. This often results in a very long time on the market, which makes potential buyers even more skeptical of your home. A listing that’s been around for too long is a red flag in people’s minds. They assume – rightly or wrongly – that there’s a hidden problem with it. You have to ask yourself, “Am I willing to see things for how they really are or cling on to what my ego tells me my house is worth?” Reality is reality and there’s nothing any of us can do about it. Market Stabilizing

today we have 231 homes for sale and 48 condos. We’re seeing more inquiries and hopeful we’re turning around in the housing market. 5400 students start school here next week - schools are a big part of the resale here.
