The statistics for the second quarter of 2005 show that the average sale price of homes was $937,700 (up 14.6% over the previous year) but total sales were down -21.13% with the average time on the market being 63 days. These numbers reflect our first six months of the year which usually is the strongest half.

The slowdown of the real estate market has been anticipated, but this year was proof that there are fewer buyers out there and now homes must be priced right to move quickly.

Buyers have more choices and it is fast becoming a buyer’s market. Our towns will continue to be in demand due to the “quality of life” that we currently enjoy.

I am listing below the average sales price statistics for the past year which reflect a nice increase.

These figures are for Ridgefield only. Wilton and Redding had a slightly smaller increase in percentages with Redding being down 20% for five bedroom homes only and Weston enjoyed a slightly higher increase across the board. Most buyers that look here have looked in these other towns as well – they are our friendly competitors.
