RidgefieldTalks Newsletter - March 2002
With literally no winter weather, the spring market started early this year. The shortage of homes in the up to $600,000 range particularly, has caused multiple offers on many homes here.
With educational achievement at the top of Connecticut towns, and a per-pupil cost that ranks 64th in the state, the Ridgefield Public Schools are providing a solid return on investment, and causing more and more young families to want to move here.
My internet site has been a steady source of buyers and we are having it redone so that it will be in five languages around the world as the new people here in jobs in Stamford and NYC are coming in from other parts of the country at the moment.
For the local buyers, it is difficult to carry two homes or get the timing right to purchase since a fairly priced home sells immediately. Only those homes that are a little above where they should be, asking price wise sit for any length of time.
When selling a home, something to remember is that the State gets l/2 of one percent in taxes up to $800,000 and the Town gets $1.10 per $1000 in addition to normal closing costs.
To date we have
23 HOMES IN THE $289,900 - $499,900 RANGE
75 HOMES IN THE $500,000 - $999.000 RANGE
43 HOMES IN THE $1,000,000 - $3,333,000 RANGE
Don’t forget to turn your clock ahead Saturday, April 6th for daylight savings time.
And do think of me if you know anyone buying or selling.
I value your referrals.
